Protect Your Concrete from the Elements
Concrete appears solid and impermeable, but it is actually a porous material, like a hard sponge. In our wet climate, it absorbs water, oil, and grime. When temperatures drop, trapped moisture expands, leading to cracking, spalling (flaking), and surface erosion.
Our concrete sealing at Thompson Property Services provides a defensive barrier. By sealing the pores, we stop water intrusion and chemical damage before they start, ensuring your flatwork looks better and lasts longer.
The Process
A sealer is only as good as the surface it bonds to. Applying sealer over dirt or moss will trap the contaminants and lead to failure. That is why we emphasize thorough driveway surface preparation.
Before a drop of sealer is applied, we perform a deep wash to remove organic growth, dirt, and surface stains. Once the concrete is perfectly clean and sufficiently dry, we apply a professional-grade sealant that penetrates the surface and locks in the clean look.
Why Seal Your Concrete?
Sealing is a critical component of complete exterior hard surface care. It is an investment in the longevity of your property that offers three distinct advantages:
- Weather Protection: Our sealers create a hydrophobic barrier. Water beads up on the surface rather than soaking in, preventing freeze-thaw damage during the winter.
- Stain Resistance: Unsealed concrete absorbs oil and grease immediately, making stains nearly impossible to remove. Sealed concrete keeps spills on the surface, giving you time to clean them up.
- Aesthetic Enhancement: For exposed aggregate, sealing brings out the natural richness and color of the stones, giving the surface a vibrant, “wet” look without the wet mess.
Frequently Asked Questions
How often should I seal my concrete?
For the best protection in the Pacific Northwest, we recommend resealing exposed aggregate every 2-3 years and standard broom-finished concrete every 3-5 years.
Will sealing make my driveway slippery?
It can, especially on smooth surfaces. However, we can add a specialized “grit” additive to the sealer during application. This provides extra traction to ensure your walkways and driveways remain safe when wet.
How long do I need to stay off the driveway?
We generally recommend keeping vehicles off the surface for 24 to 48 hours to allow the sealer to cure and harden completely. You can usually walk on it within a few hours.
